Technical condition assessment of existing buildings
Manufacturer-independent and objective

Recognize, understand and solve technical problems

Introduction:

Whether in the event of malfunctions, modernizations or the takeover of used systems – there is often a lack of clear information about the technical condition, operating behavior or the need for adjustments.
This is precisely where our services come in:

We carry out in-depth analyses and technical assessments, directly on site, with the aim of providing an objective, reliable basis for decision-making.

Performance profile:

✔ Technical due diligence before purchasing or dismantling used industrial plants
✔ Thermography assignments to record thermal load situations
✔ Component evaluation and analysis of drives, presses, mills, conveyor technology
✔ Determination of necessary adaptation measures for relocation
✔ Assessment of occupational safety, explosion protection, conversion costs
✔ Documentation in words and pictures for decision or investment preparation
✔ Technical root cause analysis for malfunctions and breakdowns
✔ Thermographic inspection of machines and system parts
✔ Visual inspection and assessment of critical components in the inventory
✔ Preparation of technical status reports and photo documentation
✔ Support with retrofits, system expansions or efficiency increases
✔ Early detection of risks due to temperature or load deviations
✔ Neutral second opinion in the event of disagreements between equipment suppliers, fitters and operators

Practical example: Purchase inspection of a pelletizing plant (South-East Europe)

March 2024 A customer from Austria was planning to purchase a used drying and pelleting plant in Bosnia-Herzegovina.
The seller was reluctant to provide information, no technical documentation was available and statements remained vague.

We accompanied the customer with a small team of specialists on an inspection trip to carry out a technical due diligence on site. The aim was to evaluate the plant under real operating conditions and to estimate the costs for dismantling, transportation and reassembly in Austria.

Methods and findings used:

  • Thermographic analysis to assess the operating behavior (e.g. temperature distribution on dryers, presses, mills)
  • Photo documentation of mechanical and electrical assemblies
  • Inspection of the pellet press in assembled condition (open die, mechanical condition, drive)
  • Evaluation of the hammer mill, conveyor technology, building structure and dust pollution
  • Comparison with Austrian safety requirements (explosion protection, noise, enclosures)

Result:

  • The analysis did not reveal any acute damage, but there were significant differences to Austrian operating practice:
  • Insufficient occupational safety (e.g. open drive units, lack of protective coverings)
  • Increased costs for conversion, enclosure, safety retrofitting
  • Significantly increased investment requirements for dismantling, transportation, reconstruction

→ The results flowed directly into the buyer’s commercial valuation and negotiation strategy
